Frequently asked
What is the stamp duty rate in the Cayman Islands?
Standard transfer stamp duty is 7.5% of the purchase price, rising to 10% on properties of CI$2,000,000 or more (effective January 2026). It is a one-time cost paid at closing, not an annual tax — Cayman has no annual property tax.
Do first-time Caymanian buyers pay stamp duty?
Not up to CI$550,000 for a home with buildings (or CI$250,000 for raw land). Between CI$550,000 and CI$650,000 a reduced 3.75% applies to the amount above CI$550,000. Above CI$650,000 the standard 7.5% applies to the full value.
Is there stamp duty on the mortgage as well?
Yes. In addition to transfer duty, stamp duty is charged on the mortgage instrument — about 1% of the loan up to CI$300,000 and 1.5% above it. Budget for it as part of your cash to close.
When and how is stamp duty paid?
Stamp duty is due within 45 days of the property transfer and is handled by your attorney at closing. These figures are estimates for guidance; your attorney and the Lands & Survey valuation confirm the binding amount.
